Remodels to Make Before Selling Your Home

After14.jpgIf you’ve ever watched one of those house flipping shows like Flip or Flop, you know that a little remodeling can dramatically increase the final sale price of your home. Oftentimes, the reason someone decides to buy a house is because they have successfully imagined his or her life in the space enjoying all the accoutrements the property has to offer.

The fact is, curb appeal, interior appeal, and yard appeal are major factors that determine whether your property will sell at a price that you are happy with.

Although the house flipping T.V. shows manage to wrap up the entire process in half hour increments, in real life, remodeling takes much longer and is much more complex. So if you’re looking to remodel your home prior to selling it, we’ve put together a list of tips for you to follow:

  • Financing_Options.jpgEstablish a budget. It can be really easy for the costs of a remodeling project to spiral out of control if you do not create a budget and stick with it. Talk with your remodeling contractors about how both parties can work together to make sure that the budget it kept.

  • Research what the average return on your investment will be. Not all home improvements will yield the same return for your money. For example, kitchen and bathroom remodels often yield the highest bang for your buck. The average return differs based on your geographic location, the materials used, as well as a variety of other factors, so doing in-depth research and discussing your goals with your remodeling contractor is a must.

  • Make remodels that appeal to the general public. Since you are trying to sell your home on the market, you need to appeal to what customers are looking for. As much as you might want to install a new dance studio or eccentric fixtures, if your goal is to increase the selling value of your home, you may want to reconsider.

  • Work with a reputable contractor. Do your research on contractors and always ask to see proof of licensing to ensure they are compliant with state laws. In addition, read client testimonials, and look at photos of their past projects.

Remodeling your home before you sell it can increase the selling value, but prior to making any remodeling decisions, research what the return on your investment will be, and talk with your contractor about what you want the final product to look like.
